It applies to all subscribed property owners and clients and governs the pricing determination process exclusively for rental properties listed on Airbnb. The policy outlines the integration of base pay, management and maintenance fees, cleaning fees, promotional/advertising fees, and Airbnb fees

Applicability

This policy applies to property owners subscribed to STR Pro services for Amani Grand Resort Residences and clients availing Airdesign360: Pioneer Series Designs. It exclusively governs the pricing determination process for rental properties listed on Airbnb.

Definitions

Base Pay: The fixed amount per nightly stay received by property owners based on the cumulative number and quality of guest reviews. It serves as the baseline compensation for property owners subscribed to STR Pro services.

Management and Maintenance Fee: A fee allocated for management services and property maintenance provided by STR Pro, typically calculated as a percentage of the base pay.

Cleaning Fee: A fixed fee designated for cleaning services per guest stay, covering both labor and materials.

Promotional/Advertising Fees: Fees designated for promotional and advertising activities aimed at enhancing property visibility and booking rates.

Listing Pricing Determination: The final pricing for accommodations exclusively determined by STR Pro, integrating various factors such as base pay, management and maintenance fees, cleaning fee, promotional/advertising fees, and Airbnb fees.

Exclusive Control: Property owners have no authority to influence the final listing pricing structure, aside from the base pay. STR Pro retains sole discretion in determining listing price to ensure responsiveness to market conditions and promotional strategies.

Unilateral Adjustment: STR Pro reserves the right to independently modify pricing structures, excluding the base pay, to adapt to market dynamics and optimize property revenue.

Airbnb Fees: Fees charged by Airbnb, including service fees for guests and host service fees, factored into the overall listing pricing determination process.

General Provisions:

Base Pay: The base pay represents the fixed amount per nightly stay as determined by the Base Pay Policy. It serves as the foundational element of the Listing pricing structure, ensuring property owners receive fair compensation for guest stays.

Management and Maintenance Fee: A fee equivalent to 45% of the base pay is allocated for management services and property maintenance provided by STR Pro. This fee covers essential operational costs to uphold property standards and ensure guest satisfaction.

Cleaning Fee: A fixed fee of 700 pesos is designated for cleaning services per guest stay, covering both labor and materials. This fee contributes to maintaining cleanliness standards, a crucial aspect of the guest experience and property upkeep.

Promotional/Advertising Fees: Periodically determined fees are designated for promotional and advertising activities aimed at enhancing property visibility and booking rates. These fees support marketing efforts to attract guests and maximize property occupancy.

Listing Pricing Determination: The final pricing for accommodations is exclusively determined by STR Pro, integrating the base pay, management and maintenance fee (45% of the base pay), cleaning fee, any applicable promotional/advertising fees, and Airbnb fees. This approach ensures consistent and optimized pricing structures.

Total Price = Base Pay + Management Fee + Cleaning Fee + Airbnb Fees Total Price = 300 pesos + 135 pesos + 700 pesos + (15% of (300 + 135 + 700) pesos) Total Price = 1135 pesos + 0.15 * 1135 pesos Total Price = 1135 pesos + 170.25 pesos Total Price = 1305.25 pesos

Therefore, the total price for a nightly stay, considering all applicable fees, is 1305.25 pesos.

Listing Pricing Computation (With Promotional/Advertising Fees):
